Phase 1: Enabling Works The initial phase involved essential enabling works focused on modifying the existing service yard. Key activities included:

• Reconfiguration of the central island within the service yard
• Upgrading of car park lighting to improve visibility and safety
• Marking out a new car parking area alongside installation of vehicle barriers
• Laying new yard slabs to enhance durability and functionality

These works facilitated the decanting of two existing parking areas, preparing the site efficiently for the subsequent phase. Additionally, a smaller car park adjacent to the main entrance was segregated to provide space for NU Construction's offices and welfare facilities during the project.

Phase 2: Main New Build Warehouse The second phase centred on constructing the new high bay warehouse on the larger car park area. This phase encompassed:

• Installation of mass filled foundation bases to ensure robust support
• Erection of a free-standing steel portal frame
• Construction of a twin skin cladded roof and walls for insulation and durability
• Implementation of Syphonic drainage systems
• Pouring a concrete slab floor to DM1 standard in racking areas and FM1 standard in the loading zones

The electrical package included the installation of steel pedestrian doors, small power systems, IT infrastructure, high bay lighting, a forklift charging station, and new fire aspiration systems.

Externally, the project delivered perimeter gravel footpaths, a GrassCrete access road, and reformed levels to create comprehensive hard and soft landscaping. The new warehouse was connected internally to the existing warehouse via an internal roller shutter to facilitate seamless operations.

NU Construction successfully delivered a high-quality high bay warehouse tailored to the specific needs of 151 Products Ltd. The phased approach allowed for operational continuity and site readiness, reflecting NU Construction's commitment to efficiency, quality, and client satisfaction.
